I moved from NYC to Tampa, FL in 2012. I definitely liked Tampa and met some great people there but one of the things that did make me move away eventually was all that raiiiiinnnnnn every summer and the hurricanes. OMG! If you can deal with on and off rain almost daily for 3 to 4 months a year, Tampa is for you. I got tired of it!

Hey Adam, not sure you'll see this. But do you think it's possible for someone who makes under $75,000 a year to purchase a decent place to live in the surrounding Tampa areas? I understand where you're coming from on the prices and when it's listed under the median list price, then it's "affordable" for the area, and when compared to other cities. But what happens if housing prices are removed, and only focus on what someone is making as a single person? It's a lot easier to find several "affordable" houses that are $350,000 and a two income house hold can genuinely afford the house and not be house poor. But what about single individuals who only has one income? Let's just say you have a client who's income is $75,000 per year. They want to purchase a house with a two car garage, 3 bedrooms, 2 bathrooms, and fairly safe. Are there any locations in the Tampa area you could suggest to these individuals?

- Clearwater: most strikingly white sand (with subtle hues of blue, which I've never seen anywhere else), perfect for a quiet hideaway, ideal for retirees and family holidays. A bit on the posh side as a resident, not so much as a tourist. Its airport is for general aviation only. - St Pete: more geared towards younger crowds, lgbtq lifestyles, going out. Has a typical mid-size regional airport where low-cost meets private jets. - Tampa: business and efforts to be more than just a 2nd class big city. America's next big city for a long time, we all wish it will become first class some time soon. Top-notch international airport waiting to attract the attention of more of the world (it has only 4 long-haul connections outside the continent at this point, to England, the Netherlands, Switzerland and Germany), but it's more than 2 pre-covid). The whole Tampa Bay area as a whole still lacks the internationally renowned glamorous reputation of Miami, but could have the potential to become a true competitor if high-end 5* resorts, mass entertainment visibility and other marketing tricks decided to put the area on the global radar, not just domestically.

Some rich motherfuckers will live there. West shore plaza actually isn't getting torn down, neither is Britton plaza.

Streetcar expansion is definitely helpful. But they need to get it to the other side of the river. Particularly, to walkable areas like hyde park would be great. All that talk about transportation was interesting and making areas more walkable and connecting those walkable areas would be huge. Also, did I hear light rail when discussing howard frankland bridge? Would be a good start to a light rail network.

Are there any amenities in the communities like tennis courts, fitness centers, basketball courts, clubhouse?

Hey Adam the wet/dry ponds have all looked so different community to community. Do you know if they are natural bodies of water? Are there instances where they are just dry & if so can the lot premiums be negotiated?

Such conversations are very important. It would help more if we can have a bullet point summary of the entire conversation.

I think I'm going to need people to start saying what their definition of "affordability" is. Because "affordable" doesn't mean the same thing to everyone. However, my goal is to still move to the Tampa surrounding area. As soon as I'm able to have a reasonable chance to do, and be able to provide a decent lifestyle on my own income.

This is such a bargain in today’s market! I think all those comments saying the prices are crazy are way out of touch. Unfortunately we just purchased in that price range, but we looked all over Florida and these prices are quite reasonable.
